
Charlotte Market Offers More Choice Without Major Price Shifts
The national housing market remained active in July, even as existing-home sales pulled back 2.4% from the previous month to an annual rate of 4.09 million. Sales were still up 2.8% from a year earlier, showing that demand remains steady despite affordability challenges. Inventory reached 1.56 million homes, up 1.3% year-over-year and representing a 4.6 month supply. Meanwhile, the median existing-home price reached a record $440,600, up 1.8% from last year, marking 36 consecutive months of annual price growth.
Across the Southeast, buyers continue to have more choices as inventory builds, while sellers are adjusting to a market where pricing and presentation matter more. Demand remains steady, particularly for homes that offer value and are positioned competitively.
In the Charlotte region, new listings increased 1.1% to 5,532, while pending sales rose 2.1% to 3,963. Inventory grew 6.9% to 13,589 homes, and months of supply reached 3.7, continuing the shift toward a more balanced market. The median sales price increased 1.1% to $410,000, while homes spent an average of 47 days on market, up 6.8% from last year. Overall, Charlotte remains a steady market with more options for buyers and continued price stability. Buyers have more room to evaluate their choices, while sellers who price strategically and present their homes well continue to stand out.
